Southworks/Lakeside Master Development Plan

Sasaki, in collaboration with Skidmore, Owings & Merrill is developing a master plan for Southworks. The 575-acre Southworks site is located ten miles south of the Chicago Loop on Lake Michigan and is the former location of a USX Steel manufacturing plant.

In partnership with the City of Chicago, Southworks is pursuing LEED® Neighborhood Development (ND) certification, and was selected by the USGBC as an ND Pilot project. As such it will be among the first ND projects to be certified under the evolving LEED® ND program.

The Southworks development incorporates many core elements of neighborhood sustainability. Its location and linkages to the community take advantage of the existing urban infrastructure and transportation systems present in the area. As a brownfield redevelopment, Southworks will reclaim hundreds of acres of previously industrialized and environmentally compromised land. Sasaki’s design for the site includes the use of permeable pavement, green streets and an aggressive rainwater management approach that leverages the site’s unique assets against the developer’s desire for significant park developments.

The master plan calls for several thousand residential units; a regional retail center; neighborhood retail and commercial uses; civic and cultural uses and an extensive system of open space and recreational facilities. The site plan includes an extension of the Chicago lakefront park system to its most southern point..
